Who This Is For

For Clients Who Want an Outdoor Structure That Reads as Architecture.

A deck is not an accessory. In the Westchester and Greater New York market, an outdoor structure is a permanent architectural element that defines how the home reads from the property and how the property performs as an asset. Our clients understand this. They are not building a platform. They are extending the home.

  • Licensed General Contractor — New York State
  • Full liability insurance on every project
  • Written project plan before any contract is signed

Structural Engineering

Built for the Greater New York climate.

Freeze-thaw cycles, snow load, and year-round moisture exposure demand structural decisions that cheap deck construction ignores. Every JMR deck is engineered for the specific site conditions — ledger attachment, footing depth, and material selection all calibrated for longevity.

Material Selection

What looks good in year one must look right in year ten.

Decking material selection is a twenty-year decision. We work with clients to select materials that will weather consistently — not materials that photograph well at installation and show their age within three seasons.

Architectural Integration

The deck should look like it was always there.

Railing profiles, trim details, and transition thresholds are specified to complement the home's existing architecture. An outdoor structure that reads as an afterthought devalues the property it is attached to.

The Process

A Process Built for Projects That Cannot Afford Mistakes.

Custom deck construction requires structural engineering, permit coordination, and material decisions that will determine the structure's performance over decades. This is how we approach it.

Phase 01

Site Assessment & Engineering

We assess existing conditions — foundation type, ledger attachment points, drainage patterns, and HOA or municipal setback requirements — before any design is committed to. Structural requirements are established first.

Phase 02

Design, Materials & Permit Filing

Deck layout, railing specification, decking material, and all structural details are confirmed in a written specification. Permits are filed before any site work begins. No surprises from the building department mid-project.

Phase 03

Foundation & Structural Build

Footing installation, framing, and ledger attachment are completed in sequence and inspected before any decking material is installed. The structure is right before the surface work begins.

Phase 04

Decking, Railings & Completion

Decking installation, railing fabrication and installation, and all finish details are executed against the approved specification. Final inspection and certificate of occupancy filing are included.

Every JMR project runs on a written schedule with named milestones. If a date shifts, you hear from us before it moves — never after.

The JMR Standard

What Separates a JMR Deck Construction from Everyone Else's.

The ledger attachment is where decks fail. We get it right.

The most common source of deck structural failure is an improperly attached ledger — the point where the deck connects to the home. JMR Construction specifies and inspects every ledger attachment against the structural engineer's drawings.

Filed Standard

Structural engineering review on every deck project. Ledger attachment inspected before decking installation.

Permits are not optional. They are the baseline.

An unpermitted deck is a liability at every future property transaction and a structural risk on the day it fails. Every JMR deck project is fully permitted and inspected — including the certificate of occupancy filing.

Filed Standard

Full permit documentation on every project. CO filing included as standard.

The railing is the detail that defines the project.

Railing profile, post spacing, and cap detail are the visual elements that determine whether an outdoor structure reads as architecture or construction. These are specified — not improvised on-site.

Filed Standard

Railing specification confirmed in writing before fabrication. Profile matched to existing home architecture.

The Investment

A Permanent Architectural Decision. Not a Line Item.

A JMR deck construction project is a permanent structural addition to your property — one that directly affects how the home reads from the yard, how it functions as a living space, and how it performs at sale. In the Westchester County and Greater New York market, a precision outdoor structure is a measurable asset. Every project receives the same engineering discipline, permit management, and material standard regardless of scope.

Minimum Project Engagement

$150,000

This reflects the scope, material standard, and planning infrastructure required to execute the work correctly. Projects below this threshold are not a fit for our process.

  • Site assessment and structural engineering review
  • Full permit filing and inspection coordination
  • Written material and structural specification
  • Licensed trades on all framing, electrical, and finish phases

Ask Us Directly
How long does custom deck construction take in Westchester?

A JMR custom deck project typically runs 6 to 12 weeks from signed contract to final inspection, depending on scope, permit processing time, and material lead times. We provide a written milestone schedule that accounts for the permit review period in your specific municipality.

Do you handle permits for deck construction?

Yes. JMR Construction manages all permit filing, inspection scheduling, and certificate of occupancy filing as part of every deck construction project. An unpermitted deck is a liability — we do not build structures that will complicate your future property transactions.

What decking materials do you work with?

JMR Construction works with all premium decking materials — including hardwoods, composite systems, and PVC decking — and recommends based on site conditions, maintenance preferences, and the home's architectural context. We do not have a preferred supplier; we select what performs correctly for your specific project.

What areas do you serve for deck construction?

JMR Construction provides custom deck construction services throughout Westchester County, Rockland County, Orange County, Dutchess County, and the New York City boroughs. Our team is experienced with the specific permit requirements across all of these municipalities.

Can you build composite decking to look like hardwood?

Yes. Premium composite and PVC decking systems available today closely approximate the appearance of hardwood at significantly lower long-term maintenance cost. We can walk you through the current options and help you evaluate the trade-offs for your specific situation.

Client Voices

What Our Deck Construction
Clients Say.

JMR built a two-level composite deck with a pergola at our Chappaqua property. Fully permitted, structurally engineered, and completed in eight weeks. Florenc walked us through the ledger attachment detail before construction started — the kind of thing you only hear about when it fails elsewhere. Very thorough process.

Deck Construction · September 2025

We hired JMR for a cedar deck on a sloped lot in Bedford. They engaged the structural engineer before any design was committed to — not after. The footing design for the grade change was handled correctly. Clean installation, all permits in order. The finished structure matches the house architecturally.

Deck Construction · July 2025

Professional, organized, and the quality of the finished deck exceeded our expectations. JMR handled the building permit and HOA submission without us needing to follow up on anything. The railing profile matches the house trim exactly. Would use them again.
