Phase 01
Site Assessment & Engineering
We assess existing conditions — foundation type, ledger attachment points, drainage patterns, and HOA or municipal setback requirements — before any design is committed to. Structural requirements are established first.
Phase 02
Design, Materials & Permit Filing
Deck layout, railing specification, decking material, and all structural details are confirmed in a written specification. Permits are filed before any site work begins. No surprises from the building department mid-project.
Phase 03
Foundation & Structural Build
Footing installation, framing, and ledger attachment are completed in sequence and inspected before any decking material is installed. The structure is right before the surface work begins.
Phase 04
Decking, Railings & Completion
Decking installation, railing fabrication and installation, and all finish details are executed against the approved specification. Final inspection and certificate of occupancy filing are included.
