The Process

A Process Built for Projects That Cannot Afford Mistakes.

Custom home construction is the most complex residential project type. From site assessment through certificate of occupancy, every phase requires coordination between multiple professional disciplines and a project manager who understands how each decision affects the others. This is how we manage it.

Phase 01

Site Assessment & Pre-Construction Planning

We review the site, the geotechnical reports, the architectural plans, and the permit requirements before any mobilisation commitment is made. The project schedule accounts for permit review timelines from day one.

Phase 02

Permit Filing & Trade Coordination

All permits are filed across every applicable trade. Subcontractors are confirmed and scheduled against the master build sequence. No trade enters the site without a confirmed scope and schedule.

Phase 03

Foundation Through Envelope Closure

Foundation, structural frame, MEP rough-in, and exterior envelope are completed in sequence with inspections at each phase. The building is correct structurally before any interior work begins.

Phase 04

Interior Finish & Certificate of Occupancy

All interior finish trades are executed against the specification. Final inspection and certificate of occupancy filing are managed by JMR. You receive a complete home documentation package at handover.
